Welcome to CG Building & Restoration Ltd.

These Terms & Conditions govern the provision of construction, restoration, renovation, refurbishment, project management, and related building services provided by CG Building & Restoration Ltd (“we”, “our”, or “us”) to our clients (“you” or “your”).

By accepting our quotation, signing a contract, or instructing us to commence work, you agree to be bound by these Terms & Conditions.

1. OUR SERVICES

CG Building & Restoration Ltd provides professional building services throughout Yorkshire and the surrounding areas, including luxury residential construction, heritage and listed building restoration, home renovations, house extensions, structural alterations, bespoke building projects, conservation-led developments, and project management. Every project is delivered with skilled craftsmanship, attention to detail, and a commitment to achieving the highest standards of quality.

2. QUOTATIONS

All quotations are provided in writing and remain valid for 30 days unless otherwise stated. Quotations are based on the information available at the time they are prepared. Should the project specification, drawings, or scope of works change after a quotation has been accepted, additional costs may apply. We reserve the right to amend quotations where unforeseen circumstances arise before work commences.

3. ACCEPTANCE OF WORK

A project will commence only after our written quotation has been accepted, a formal contract has been agreed where applicable, and any agreed deposit has been received. By accepting our quotation, you agree to these Terms & Conditions.

4. SCOPE OF WORKS

The agreed scope of works will be detailed within the quotation, specification, drawings, or other agreed documentation. Any work requested outside the agreed scope shall be treated as a variation and may affect both the project cost and programme. We will discuss any additional works with you before proceeding wherever reasonably possible.

5. DESIGN, PLANNING & HERITAGE PROJECTS

Where planning permission, Building Regulations approval, conservation approval, or listed building consent is required, responsibility for obtaining such approvals will be agreed before work begins. Heritage and conservation projects may reveal hidden structural issues or require specialist techniques and materials. Should this occur, we will advise you of any necessary changes before continuing.

6. CUSTOMER RESPONSIBILITIES

Clients are responsible for providing safe and reasonable access to the property throughout the duration of the project. Access to water, electricity, and other essential services should be available where required. Clients should ensure that personal belongings are removed from working areas where practical and that timely decisions are made to avoid unnecessary delays. Where approvals or permissions remain the client’s responsibility, these must be obtained before work begins unless otherwise agreed.

7. PROJECT PROGRAMME

Project commencement and completion dates are estimates unless confirmed in writing. Construction programmes may be affected by adverse weather, supplier delays, planning authority requirements, conservation approvals, structural discoveries, utility providers, or other circumstances beyond our reasonable control. Where delays occur, we will keep you informed and agree revised timescales where appropriate.

8. VARIATIONS

Construction projects frequently evolve during the building process. Any changes requested by the client after work has commenced, including alterations to layouts, specifications, finishes, or materials, may result in additional costs and revised completion dates. Significant variations will be confirmed before the additional work proceeds wherever reasonably possible.

9. MATERIALS

We source quality materials appropriate for each project. Due to the natural characteristics of timber, stone, brick, slate, and similar products, variations in colour, texture, grain, or finish may occur and shall not be considered defects. Where materials are supplied by the client, CG Building & Restoration Ltd cannot accept responsibility for delays, shortages, product defects, or manufacturer warranties.

10. PAYMENT TERMS

Payment schedules will be outlined within the quotation or contract and may include an initial deposit, stage payments, interim invoices, and the final balance upon completion. Invoices must be paid within the agreed payment period. Failure to make payment may result in suspension of works until outstanding balances have been settled.

11. PRACTICAL COMPLETION

Upon completion of the agreed works, a final inspection will be carried out. Minor cosmetic defects or snagging items that do not prevent normal occupation or use of the property shall not delay practical completion. Any agreed snagging items will be completed within a reasonable period.

12. QUALITY & WORKMANSHIP

CG Building & Restoration Ltd is committed to delivering exceptional workmanship using experienced builders, restoration specialists, and qualified tradespeople. All works are carried out using appropriate construction methods and quality materials. Should workmanship defects arise within a reasonable period after completion, we will inspect the issue and undertake remedial works where appropriate.

13. HEALTH & SAFETY

Health and safety remains a priority throughout every project. Clients should ensure that children, pets, and visitors remain away from active construction areas. We reserve the right to suspend works where unsafe conditions exist.

14. INSURANCE

CG Building & Restoration Ltd maintains appropriate insurance for the services we provide. Clients remain responsible for ensuring that their property insurance remains valid throughout the construction period and adequately covers the property during building works.

15. PHOTOGRAPHY

Unless specifically requested otherwise, we may photograph completed projects for inclusion within our portfolio, website, marketing materials, and social media. No personal information or identifying details will be published without your consent.

16. INTELLECTUAL PROPERTY

Any drawings, specifications, documents, photographs, or project information prepared by CG Building & Restoration Ltd remain our intellectual property unless otherwise agreed in writing. Such materials may not be copied, reproduced, or distributed without prior permission.

17. CANCELLATION

If a project is cancelled after work has commenced, the client shall remain responsible for payment of all completed works, ordered materials, specialist products, labour costs incurred, and any reasonable administration or cancellation costs associated with the project.

18. LIMITATION OF LIABILITY

Nothing within these Terms & Conditions shall exclude liability where such exclusion is prohibited by law. Our liability shall be limited to the value of the agreed contract except where otherwise required by applicable legislation. We shall not be responsible for indirect or consequential losses resulting from delays, third-party actions, or circumstances beyond our reasonable control.

19. PRIVACY

Any personal information supplied to CG Building & Restoration Ltd will be processed in accordance with our Privacy Policy and applicable UK data protection legislation. Information collected through our website or during the course of a project will only be used for legitimate business purposes.

20. GOVERNING LAW

These Terms & Conditions shall be governed by and interpreted in accordance with the laws of England and Wales. Any disputes arising from these Terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
